An economic observer from the Center for Economic Studies of Universitas Pembangunan Nasional (UPN), Ardhito Binadi said the development of property business this year tends not to be much different from the year of 2017.

 "Later when the airport is ready, the new possibility of the property will grow. There will be many people coming in, such as working at the airport, so they need a house or a place to live, "said Ardhito, Sunday (14/1/2018).

The presence of New Yogyakarta International Airport (NYIA) in Temon Kulonprogo is expected to raise the potential of regional economies in various sectors, including property.

When the new airport begins to operate in 2019, housing needs in the Kulonprogo region will almost certainly increase to become a potential business field for property entrepreneurs. Ardhito added, currently most investors are still waiting while monitoring the development of megaproject development. There are many things to consider, for example regarding land price speculation. They just move faster after ensuring the size of the opportunities and the benefits that will be obtained.

"In general it has not seen  so we keep waiting until the airport operates," said Ardhito.

Previously, Chairman of DPD Real Estate Indonesia (REI) DIY, Rama Adyaksa Pradipta said the high land prices become the main obstacle for property entrepreneurs. It  makes them difficult to meet the demand for affordable homes that are expected to remain high this year.

Rama explained, the local community dominated by many middle class who want dwelling with affordable price because their funding ability is averagely about Rp300 million. However,  the supply of affordable home products is still limited. "The problem of land makes us be able to only supply a little affordable housing. Last year there were only about 200 units, "he said.
